Retail private credit interval funds crossed $82 billion in assets under management in Q3 2024, up from $31 billion eighteen months prior, according to Morningstar data compiled through August. The distribution model — non-traded interval funds offering quarterly liquidity windows capped at 5% to 25% of NAV — now channels high-net-worth and accredited retail capital into directly originated loans previously reserved for institutional limited partners. Apollo Global Management, Ares Management, and Blue Owl Capital collectively raised $19 billion from retail channels in the first seven months of 2024, more than the combined retail inflows of the prior two years.

The structure depends on third-party valuation agents pricing illiquid loans at par or near-par while deferring mark-to-market recognition of credit deterioration. Apollo's retail private credit product charges 1.5% management and 17.5% performance over a 6% hurdle, then invests 80% of assets into Apollo's institutional direct lending funds that charge additional fees to the portfolio. The all-in cost approaches 3.0% to 3.5% annually before performance, roughly double the fee load of an institutional separate account receiving the same loans. Interval fund marketing emphasizes gross yields of 10% to 12%, but net-of-fee returns landed at 7.2% to 8.8% across the top ten retail private credit products in 2023, per Preqin data through December.

Operators and allocators should track three data points monthly: interval fund redemption queues published in fund financials, secondary loan pricing on Cliffwater Direct Lending Index constituents, and the velocity of covenant amendment disclosures in fund fact sheets. When redemption requests exceed 10% of NAV for two consecutive quarters, liquidity stress is real. When secondary loan pricing diverges from stated NAV by more than 300 basis points for six months, valuation discipline has lapsed. When amendment rates exceed 8% of portfolio loan count per quarter, credit selection is deteriorating. These thresholds historically precede either fee waivers, extended gates, or NAV breaks within twelve months.
