The project, a collaboration between Marriott International's residential arm and Houston-based developer Medistar Corporation, comprises a 600-foot tower with 250 residences ranging from $3 million to north of $10 million for penthouses. The sales velocity—roughly $50.75 million per month—places Houston ahead of branded-residence launches in Nashville, Austin, and Miami's non-waterfront corridors over the same four-month window in 2023 and early 2024. Closings are scheduled for late 2027, meaning buyers are committing capital 42 months in advance of occupancy. That duration is noteworthy in an environment where construction delays and interest-rate volatility have compressed pre-sale windows in other markets.
The performance matters for three reasons. First, it confirms that ultra-high-net-worth buyers in Texas are willing to lock in luxury allocations early, even as national inventory of branded residences climbs and developers in softer markets offer concessions. Second, it validates the Uptown submarket—historically dominated by rental towers and corporate relocations—as viable for ownership product at the $1,200-per-square-foot range that Ritz-Carlton Residences commands. Third, it establishes a new benchmark for Marriott's residential pipeline, which includes 30 branded-residence projects globally, several of which are watching Houston's absorption to calibrate pricing and release schedules.
