Shinsegae Property and Aman announced a mixed-use tower in Seoul's Cheongdam district that will deliver the brand's first Korean address by 2029. The 38-storey structure will hold 100 Aman-operated rooms and residences on a 4,760-square-metre Gangnam plot Shinsegae already controls. Construction begins Q2 2025.
The Korean department-store conglomerate is using Aman's brand as the anchor tenant for a site that will split inventory between short-stay hospitality floors and branded residential units above. Shinsegae Property did not disclose the split but confirmed residential sales will begin late 2025, ahead of the hotel's operational launch. The structure follows the Tokyo playbook: Aman Tokyo occupies six floors of a 38-storey Otemachi tower where office and residential tenants occupy the balance. Cheongdam's version inverts the formula, placing residences where Tokyo placed offices.
Aman operates 35 properties globally with average room counts below 60 and average daily rates above $1,500. Seoul will be the brand's fourth Northeast Asian gateway after Tokyo, Kyoto, and Niseko. The Gangnam site sits 800 metres from the Cheongdam station interchange and 2.1 kilometres from COEX, positioning Aman Seoul as a residential-lifestyle play rather than a convention or corporate transient capture. Shinsegae's department-store flagship and Starfield COEX Mall sit within 15 minutes by car, creating a closed-loop luxury ecosystem the group has been assembling since its 2021 acquisition of the Josun Hotel chain.
The timing matters. Seoul's luxury hotel pipeline includes Capella Seoul (announced 2023, no confirmed opening), Four Seasons Seoul (delayed from 2024 to 2026), and Rosewood Seoul (on hold since 2022). Aman's 2029 target date assumes no permitting delays and positions the opening after the city's 2027 luxury-supply bulge passes. Shinsegae is betting that a 100-key inventory and residential revenue stream will allow operational discipline that larger boxes cannot afford.
Development principals should watch three signals. First, whether Shinsegae discloses the residential unit count and presale pricing by Q3 2025—numbers that will reveal the true subsidy structure. Second, whether Aman assigns the property to Adrian Zecha's original ultra-minimalist design language or adopts the more ornamental aesthetic visible in New York and Tokyo's recent renovations. Third, whether the brand announces a second Korean site within 18 months, which would indicate confidence in the market's ability to absorb multiple Aman-level properties without cannibalising ADR.
Shinsegae Property is the same entity that developed the US$1.2-billion Starfield Hanam mall and holds a 49% stake in Parnas Hotel. Aman Seoul will be its first ground-up luxury hospitality asset under a pure management contract.
