Miami-Dade Closes 24 Ultra-Luxury Homes Over $30 Million in H1, Outpaces NYC and Bay Area

Miami-Dade County recorded 24 closings above $30 million in the first half of 2026, exceeding both New York and the Bay Area in transaction count and aggregate dollar volume for ultra-luxury residential. The spike is not a weather story. It is a domicile story.

The 24 transactions represent a 47% increase over the same period in 2025, when Miami-Dade closed 16 homes in that bracket. New York registered 19 closings above $30 million in H1 2026, down from 22 the prior year. The Bay Area saw 11, flat year-over-year. Miami's lead is new. In H1 2024, New York held 26 closings in the bracket, Miami 12. The velocity matters more than the snapshot.

This is not tax arbitrage alone. Florida's zero state income tax has been constant since 1855. What changed is the formation of permanent infrastructure around wealth—trust companies, private aviation expansion at Opa-Locka Executive and Tamiami Executive, and the arrival of Citadel, Blackstone Credit, and 78 registered family offices since Q1 2023. When Apollo Global opened its Miami office in March 2025, it hired 40 investment professionals, not satellite staff. These are headquarter moves.

The composition of buyers has shifted. In 2023, 62% of Miami-Dade's $20 million-plus closings were second or third homes. In H1 2026, 71% of the $30 million-plus closings involved primary residency declarations within 90 days of close, per Miami-Dade property appraiser filings. Buyers are changing driver's licenses, not vacation plans. The follow-on spend is structural—schools, medical concierge services, local philanthropy, and the quiet accumulation of operating businesses.

The tightening of supply is immediate. Miami Beach, Coral Gables, and Coconut Grove reported a combined 9.2 months of inventory in the $10 million-plus segment as of June 2026, down from 14.7 months in June 2025. New construction starts in the same bracket are up 31% year-over-year, but delivery lags 18 to 24 months. Developers are pre-selling at 88% rates before groundbreaking, a velocity last seen in 2014.

Allocators should track three items through year-end 2026. First, the pace of private trust company formations in Florida—19 were filed in Q2 2026 alone, up from 7 in Q2 2025. Second, the migration of fund administration and back-office operations from Cayman and Delaware to Miami, where SS&C Technologies and Apex Group have expanded headcount by 340 combined roles since January. Third, the residential land assemblage activity in Pinecrest and South Miami, where $180 million in aggregated parcels changed hands in Q2, signaling pre-development positioning for 2028 delivery.

Miami-Dade's ultra-luxury velocity is now 11.4% faster than Manhattan's, and the bid-ask spread has compressed to 4.2% from 7.8% a year prior. The market is clearing.
