Verizon Communications secured a $1 billion dark fiber agreement with Google, with CEO Dan Schulman telling investors the company expects to announce multiple additional AI infrastructure deals worth several billion dollars before December 31. The contract positions Verizon as a neutral fiber landlord to hyperscale datacenters rather than competing for the compute layer itself.
Google will lease unlit fiber strands connecting its datacenter facilities, deploying its own transmission equipment over Verizon-owned conduit and fiber. The arrangement shifts $1 billion in capital expenditure from Google's balance sheet to Verizon's, while Google retains full control over latency, routing, and wavelength density. Schulman did not disclose fiber route mileage or which Google Cloud regions the build-out serves, but the deal likely touches Northern Virginia, Oregon, and Iowa—Google's three largest US datacenter clusters by square footage.
The urgency comes from GPU cluster requirements. Training runs for frontier models now require 10,000 to 100,000 GPUs in close physical proximity, with interconnect speeds measured in terabits per second. Leasing dark fiber lets hyperscalers bypass the 18-to-24-month lag in metro fiber construction, avoiding the bottleneck that delayed multiple AWS availability zones in 2023. Google is not alone: Microsoft, Meta, and Amazon have each signed at least three similar deals since January, with disclosed contract values ranging from $400 million to $2.3 billion.
Verizon's economics depend on contract length and utilization clauses. Industry standard dark fiber leases run 15 to 20 years with inflation escalators, meaning Google's $1 billion likely represents aggregate payments through the late 2030s rather than upfront construction spend. If Verizon achieves 70% gross margins after maintenance—typical for carrier-neutral fiber—the deal generates $700 million in cumulative gross profit, or roughly $35 million to $47 million annually. The real value lies in replicability: Schulman's guidance implies Verizon sees $3 billion to $5 billion in additional contract wins this year, suggesting the company identified a repeatable infrastructure play while peers focused on 5G spectrum.
Allocators should track two follow-on events. First, whether Verizon discloses anchor tenants for its next deals at the December earnings call—repeat business from Google or contracts with Microsoft would confirm the thesis. Second, how Zayo Group and Lumen Technologies respond; both own comparable metro fiber footprints but lack Verizon's credit rating for low-cost construction capital.
