Shinsegae Property, the real-estate development unit of South Korea's fourth-largest chaebol, has signed a development partnership with Aman Resorts to build Aman Seoul in the Cheongdam district, marking the brand's first Korean property and the country's entry into ultra-luxury hotel inventory. The project positions Aman's 35-property global portfolio into a market where no comparable operator currently holds a footprint.
Shinsegae Property will develop the site in Cheongdam-dong, a Gangnam subdistrict bordering luxury retail corridors anchored by the conglomerate's own Shinsegae Department Store flagship and Chanel's regional headquarters. The partnership follows Aman's 2024 announcement of Amanolu in the Maldives, scheduled for 2028, and places Seoul's opening in a 2029 or 2030 timeframe based on comparable Aman ground-up developments in urban markets. Neither party disclosed room count, site size, or capital commitment, though Aman's recent urban hotels—Aman Tokyo (84 rooms), Aman New York (83 rooms)—typically require $400M–$600M in total development cost for sub-100-key properties.
The deal matters because it opens Korea's hotel market to room rates the country has not yet sustained. Seoul's highest ADRs cluster near $700–$900 for heritage properties like The Shilla and Signiel Seoul; Aman's global urban average exceeds $1,400, with Tokyo commanding $2,200+ in peak season. Shinsegae's involvement suggests confidence that Korea's family-office class and inbound Chinese allocators—who already represent 32% of Cheongdam luxury retail traffic—will support occupancy at those levels. Worth noting: Rosewood is developing a 2026 Seoul property nearby, and Four Seasons has operated in Gwanghwamun since 2015, but neither targets Aman's price architecture.
Operators and allocators should watch for Aman Residences attachment, which the brand has bundled with 11 of its last 14 openings and which would test Seoul's appetite for $8M–$25M branded units in a market where trophy penthouses rarely clear $15M. Shinsegae Property's construction timeline will signal whether the group uses its in-house contractors or brings in Aman's preferred Japanese firms, a tell for cost discipline versus brand control. Land-use permits for Cheongdam projects typically take 18–24 months;IfShinsegae filed in late 2024, expect groundbreaking by mid-2026.
The Korea Tourism Organization projects 22M inbound visitors by 2027, 40% above pre-pandemic levels, with Chinese nationals comprising the largest segment once group-visa processing normalizes.
