The financing arrived within seventy-two hours of ALAIN breaking ground on Four Seasons Private Residences Abu Dhabi at Saadiyat Beach, the operator's first ground-up residential project in the emirate. The tower will deliver 197 units across forty-two floors, with completion scheduled for Q4 2027. Abu Dhabi's branded residential pipeline has added $3.8 billion in announced inventory since January 2023, but Four Seasons had not previously participated in that wave. Meanwhile, the New Orleans tower released 25 developer reserve homes from its 92-unit inventory, generating $4.95 million in immediate sales including two early closings. Pricing ranges from $750,000 to $4.95 million, with residences spanning 1,200 to 3,800 square feet.
The three simultaneous moves suggest Four Seasons is rotating capital toward markets where debt remains available at scale and where pre-sale velocity supports construction timelines. Austin's luxury condo market absorbed $1.2 billion in branded inventory last year, but new supply has been constrained by construction-loan capacity. TYKO's willingness to underwrite the full stack without syndication indicates confidence in Lake Austin's absorption at current pricing, despite broader office-to-residential conversion activity compressing yields citywide. Abu Dhabi's launch timing is less about local demand—where branded residential occupancy exceeds 91 percent—and more about ALAIN positioning ahead of Expo City's 2025 opening, which will add 18,000 hotel rooms and 12,000 residential units within a 12-kilometer radius.
