The firm tracked 80% of top-tier branded units—Dolce & Gabbana, Fendi Casa, Karl Lagerfeld—posting faster appreciation than matched square-metre comps within 500 metres.
The pipeline includes three anchors. Dolce & Gabbana's Sierra Blanca project lists 32 residences at €4.8–€18 million per unit. Fendi Casa Marbella, a 24-unit beachfront development in Puente Romano, opened sales at €6.2 million average ticket. Karl Lagerfeld's Golden Mile tower, 48 units priced €3.1–€12.5 million, sold 63% of inventory in the first four months. Black Privé notes the premium calculation excludes new-build units still in primary sales, focusing only on resale transactions where brand attribution is clear in title documents.
The premium matters because it narrows the gap between fashion-branded residences and hotel-operator brands that have historically carried tighter resale spreads. Bulgari Hotel & Residences properties in London and Dubai typically post 40–60% resale premiums, while Four Seasons Private Residences average 35–55%. Marbella's fashion-brand projects now exceed that range, suggesting buyers price future scarcity and collection mentality into acquisition. Single-family offices allocating to Spanish coastal real estate have begun carving separate sleeves for branded product, treating it as collectible inventory rather than pure yield.
Operators and allocators should watch three follow-on events. First, whether Dolce & Gabbana's Sierra Blanca project clears €500 million in cumulative sales by Q2 2026, the threshold at which the brand has signaled interest in a second Marbella site. Second, Fendi Casa's planned expansion into Sotogrande, expected to break ground in late 2025 with 16–20 units priced above €8 million. Third, the arrival of Armani Casa's first Spanish branded tower, rumored for Marbella's Puente Romano district in 2026, which would test whether the fashion-brand premium holds as supply increases.
