The Ritz-Carlton Residences, Uptown Houston has cleared $203 million in pre-construction sales in four months without breaking ground. The 45-story, 600-foot tower is moving units at a pace that suggests allocators are pricing in scarcity before delivery, not lifestyle premium after completion.

Marriott International's luxury residential arm launched sales in January.
