The assignment signals a mid-cycle repositioning common in branded-residence projects that opened during construction-cost spikes and rate volatility. Limelight Mammoth launched sales in 2021 when Mammoth Lakes was absorbing pandemic-driven second-home demand and developers were pricing against sub-4% mortgage environments. The property sits at 6,010 Minaret Road, adjacent to The Village at Mammoth, and offers hotel-managed units with rental-pool optionality — a structure that requires continuous inventory discipline to avoid cannibalizing the operating hotel's ADR.
Smith & Berg enters with established Los Angeles–to–ski-market fluency. The team previously moved inventory at branded projects where the developer miscalculated exit velocity or where rate resets compressed buyer pools. Limelight's parent, Aspen Hospitality, operates five properties across Colorado and California, all under revenue-management systems that blend transient and fractional inventory. Remaining unit counts and pricing at Mammoth were not disclosed, but comparable Limelight projects in Aspen and Snowmass sold studios from $800,000 to $1.1 million and two-bedrooms from $1.8 million to $2.4 million at peak.
What operators and allocators should watch: Mammoth's broader condo market absorbed 43 units in Q2 2025, down 22% year-over-year, per MLSListings. Median sold prices held near $780,000, but days-on-market extended past 90 days for non-branded inventory. Smith & Berg's pricing strategy will clarify whether Limelight's hospitality affiliation still commands a 15–20% premium over unbranded comparables, or whether that spread has compressed as Mammoth's transient hotel performance softened.
