The First Hotels will open The First Cortina on 4 December 2026, placing 76 rooms, two restaurants, and a 1,000-square-metre spa in the Italian Dolomites eighteen months before the region hosts downhill events for the Milano Cortina Winter Olympics. Italian hospitality operators are adding 1,800 new hotel rooms across the Dolomites between now and the Games, per Veneto Region tourism data, but only 12% of that inventory is five-star. The First Cortina will open 14 months ahead of the Olympics, enough time to establish positioning and rate discipline before the spike. Post-Olympic risk is real—Sochi's luxury hotels saw occupancy drop 34 percentage points in the year after 2014—but Cortina has structural advantages Sochi lacked: it's 90 minutes from Venice, sits inside a UNESCO World Heritage site, and has hosted the Winter Games before, in 1956.

Operators and allocators should watch three signals. First, whether The First announces a branded-residence presale tranche by Q2 2025, which would confirm the financing model and validate demand at prevailing Dolomite pricing.
