Vladislav Doronin's OKO Group and South Korea's Shinsegae Group formed a $500 million joint venture to develop Aman-branded hotels and residential properties across global gateway markets. The partnership marks Shinsegae's first institutional bet on ultra-luxury hospitality real estate outside Asia and Doronin's clearest signal that Aman's next decade will lean on branded residences to fund hotel expansion without diluting the brand's scarcity premium.

The joint venture will deploy capital into new Aman properties and attached residential projects, with OKO retaining operational control and Shinsegae providing development capital and market access in South Korea and Japan. Doronin acquired Aman Resorts in 2014 for an undisclosed sum estimated near $358 million and has since opened 12 new properties while keeping global room count below 2,000 keys. Shinsegae, which operates Korea's oldest department store chain and the luxury duty-free operator Shinsegae DF, manages $18 billion in annual retail revenue and has been repositioning capital toward experiential luxury since 2022.

The deal solves a structural tension in Aman's business model. Hotel development in the brand's target tier costs $1.2 million to $2.5 million per key depending on market and design complexity, but Aman properties average under 50 rooms and generate returns through average daily rates exceeding $1,800 rather than occupancy volume. Attaching branded residences priced between $4 million and $35 million per unit allows OKO to capitalize land parcels at luxury-condo economics while keeping hotel room counts deliberately low. Shinsegae's retail infrastructure in Seoul and Tokyo gives the partnership immediate access to the 43,000 ultra-high-net-worth households in those metros who already spend on Aman stays and are statistically overweight buyers of branded residences.

Operators and allocators should watch three developments. First, whether OKO and Shinsegae target existing Aman hotel sites for residential retrofits or acquire new parcels in Seoul, Tokyo, and potentially Hong Kong, where branded-residence presales can fund hotel construction without third-party debt. Second, whether Shinsegae leverages its duty-free and department-store customer data to pre-qualify residence buyers, a tactic that could shorten sales cycles by 6 to 9 months in Asian markets where developers routinely spend 18 months building buyer pipelines. Third, whether the partnership triggers competitive responses from LVMH-backed Belmond or Oetker Collection, both of which have discussed but not yet executed large-scale branded-residence plays.

The joint venture's first project locations have not been disclosed, but Seoul and Tokyo are logical within 18 months given Shinsegae's existing real estate optionality in both cities.

The takeaway
Doronin's $500M Shinsegae partnership funds Aman's global expansion through branded residences, not room-count inflation.

Your next customer won't visit your website. Their AI will.
AI assistants have quietly taken over the first step of buying — they answer from catalogs they can read and shortlist whoever can actually ship. Two questions now decide whether you exist to that buyer: can a machine read your catalog, and can you fulfill the order. Most brands fail one or both and never find out why the orders went elsewhere. The winners of this shift aren't the loudest. They're the most readable. Build for the machine that's about to do the shopping.

Built by the craft floor — apparel, media, packaging, and secure print.
This trade runs on hands, not desks. Imprint manufacturing & Komori Press · Canon high-speed secure-media operations is a craft floor — genuine Six Sigma discipline applied to ink, thread, foil, and registration, where a hundredth of an inch is the difference between a brand that reads serious and one that reads cheap. POPS4 is built by exactly those operators: independent, boots-on-the-ground engineers who carry their own book, read a client in microseconds, and put their name on every run. Beyond our own Virginia Beach floor, we work with a vetted network of craft manufacturers across the US — each meeting the highest excellence in QC standards in the industry, each a specialist in its own discipline — so apparel, hard-goods imprinting, media manufacturing, packaging, and secure printing all go to the bench built for them, coordinated from one accountable hub. Short-run from twenty-five units, volume to five hundred thousand. Two hundred authorized national brands, seventy thousand SKUs with virtual proofing on every one. Art archived for instant reorders.
